What is the tax rate at Rosedale?
When you live within the beautiful master planned community of Rosedale, your anticipated property taxes are based on a 1.1% tax levy combined with Community Facilities Districts (CFDs are also referred to as “Mello Roos”) and Special Assessments. The estimated effective tax rate is approximately 2% (depending on the price of your new home; this includes your base tax + CFD fees). The CFDs pay for the construction of streets, water, sewer and maintenance of the public improvements at Rosedale, while the Special Assessments cover annual operating costs for general services and landscape provided by the City of Azusa and other agencies. Please see your neighborhood sales representatives for details.
What is Mello Roos?
Mello-Roos Act allows any county, city, special district, school district or joint powers of authority to establish a CFD, which allows for the financing of public services and facilities. Basically, a CFD allows local governments to obtain the financial resources needed for improvements to infrastructure (streets, sewers, storm drains) in a specific area. In Rosedale, there are several amenities that are planned for and may already be provided including 10 parks, a Promenade, The Resort – the private Community Recreation Center and a Metro Gold Line Station coming 2015.
