What are the sales office hours?
Many of the neighborhood sales offices are open daily from 10 a.m. to 6 p.m. Tamarind Lane by TRI Pointe Homes is open Monday from 1 p.m. to 6 p.m. and Botanika by Brookfield Residential is open Monday thru Friday 10 a.m. to 5 p.m. and is closed on weekends. Holiday hours may vary, please contact Builder Representatives directly.
What is the tax rate at Rosedale?
When you live within the beautiful master planned community of Rosedale, your anticipated property taxes are based on a 1.1% tax levy combined with Community Facilities Districts (CFDs are also referred to as “Mello Roos”) and Special Assessments. The estimated effective tax rate is approximately 2% (depending on the price of your new home; this includes your base tax + CFD fees). The CFDs pay for the construction of streets, water, sewer and maintenance of the public improvements at Rosedale, while the Special Assessments cover annual operating costs for general services and landscape provided by the City of Azusa and other agencies. What is Mello Roos?
Mello-Roos Act allows any county, city, special district, school district or joint powers of authority to establish a CFD, which allows for the financing of public services and facilities. Basically, a CFD allows local governments to obtain the financial resources needed for improvements to infrastructure (streets, sewers, storm drains) in a specific area. In Rosedale, there are several amenities that are planned for and may already be provided including 10 parks, a Promenade, The Resort – the private Community Recreation Center and a Metro Gold Line Station coming 2015. What are the monthly HOA fees?
HOA dues vary per Builder, please contact each builder directly to obtain monthly fees. As part of the community of Rosedale, all residents will automatically become members of the private Rosedale Resort & Recreation Club and enjoy the benefits of 10 neighborhood parks.
What are the plans for the Metro Gold Line?
The Metro Gold Line Foothill Extension is planned in two phases – Pasadena to Azusa and Azusa to Montclair. The future Metro Gold Line boarding station is currently under construction and is scheduled to open in 2015 – it will extend all the way to the east end of Rosedale at Citrus, giving homeowners access to rail transportation for work and pleasure.
